Finish grading decides whether everything after it works

Finish grading is the last earthwork stage and the one everything else depends
on. It sets the fall away from the foundation, the fall across the drive, and where
surface water goes when the ground is frozen or already saturated.

Get it right and the rest of the site behaves. Get it wrong and the symptoms
appear somewhere else entirely: turf that fails in patches, a drive that ruts every
spring, water finding the basement, a new patio that ponds. Those get diagnosed as
landscaping or drainage problems years later, when the fix is far more expensive
than the grading would have been.

Flat is not the same as draining

This is the single most common misunderstanding about grading. Ground that looks
level to the eye can hold water across its whole surface. Ground that drains has
consistent, deliberate fall — enough to move water, gentle enough to mow and use.
Achieving that reliably means working to survey rather than by eye, which is the
difference between grading and pushing dirt around.

Why it gets rushed, and what that costs

Finish grading happens at the end of a build, when the schedule has already
slipped and the visible work is done. It is the easiest stage to compress, and
nobody inspects it — the consequences surface a year or two later, by which time
the crew is long gone. On new construction we coordinate around the builder’s
sequence so the grade is not chewed up by the trades following us, and we check the
result before we leave the site.

What we grade

• New construction final grade — foundation fall, lot shaping,
  topsoil respread and preparation for seed or sod
• Driveways and access — crown, cross-fall and base preparation
  so gravel stays where it was put
• Corrective grading — existing properties where the grade was
  never right. Often cheaper than the drainage system people ask for first
• Lakeside and shoreline sites — where fall, erosion control and
  what is permitted all constrain each other
• Building pads and equipment bases — including sand backfill
  and base preparation, levelled and checked rather than eyeballed

Grading or drainage: which do you actually need?

People often call asking for a French drain when what the site needs is a
regrade. Moving water with the shape of the ground needs no maintenance and cannot
clog; a pipe can do both. We will look at the site and tell you which one it is,
including when the honest answer is the cheaper one.
